Communicating Findings & Opinions Types of Reports
A valuation report is a communication containing the conclusion of value, or the indication of value of a subject interest. There are three types of valuation reports that The Valuations and Forensics Advisory, LLC., can issue as a result of an engagement. The differences between these reports relate to the levels of valuation services.
These differences center on whether an opinion of value was reached as result of the engagement or whether the engagement was designed to offer a calculation of an indication of value, which is a level of valuation service where the valuation analyst and the client agree upon the specific assumptions and approaches the valuation analyst will use and the procedures that he/she will perform.
The scope and purpose of an engagement determines which of the following levels of service that we would perform:
1) In a Valuation Engagement, the results and analyst's conclusion of value can be reported in either a summary report or a detailed appraisal report prepared to comply with all of the applicable Statements on Standards for Valuation Services, Professional Conduct and Ethics.
2) In a Calculation Engagement, the report is based on the specific agreed upon procedures and methodologies to be used in the engagement. The results of this type of service is reported as an Indication of Value, not a conclusion of value, and may be expressed as a range.
3) In Forensic & Litigation Support Engagements. When the issues in a litigation case are to be decided by a trier of fact, the form and content of a report for use in a litigation case may be specified by retaining legal counsel, the Rules of Civil Procedure, federal and/or state, or by some other judicial requirement particular to the case.
